S.N- This project is based on finding out the advantages of off-site fabrication in different respects. It can be seen that in many of the sites, this is applied considering the condition of the site. In this project also depending on the scenario of the given site it was assumed that the off-site fabrications would be the best option for this project. Moreover, the different risks that can come with this project considering the conditions of the project were also assessed here.
Figure 1: Types of Off-site Fabrication
S.N- It is to be noted that this project is situated beside the street “Englemere” situated in the U.K. There are some of activities taking place around the site that are very important for this project to consider (Martinez et al. 2019). It can be seen that one “industrial estate” is present beside the site (Hu et al. 2019). In addition to this, it can also be observed that one residential area is also present beside the area (Sabet & Chong, 2019). The main purpose of this project is the redevelopment of the area that is considered here. In the past, there was a “petrochemical” plant situated in the place where the site is situated now [Refer to Appendices 1].
S.N- This project aims to find out the advantages of off-site fabrications in sites that have conditions like this site (Hou et al. 2022). Moreover, it also aims to find out the different risks that are present in the site for which the method of off-site fabrication was chosen (Sutrisna et al. 2022). In addition to this, the processes can be implemented in this project for doing the off-site fabrication.
S.N- In this project, it can be seen that the surroundings of the site of the project are very challenging (Hyun et al. 2022). One of the major reasons is the presence of an “industrial estate”. However, the presence of a residential area demands a rehabilitation center (Zou et al. 2022). With the help of this center, the process of developing the area can proceed. As the area is close to a residential area, it is obvious that there is a need for the rehabilitation of the people living in the area.
Figure 2: Advantages of Off-site fabrication
S.N- It is to be noted that there are some spaces of the site that are being used for the fabrication of the different parts. In the case of doing the off-site fabrication, there is no space required on the site for doing the fabrication (Wu et al. 2019). Hence the space can be used for other works. In the sites the fabrications are performed by the workers present there, also the site conditions are also not good compared to the labs where the off-site fabrication is done (Jin et al. 2020). Hence, the quality of fabrication can be obtained in the lab by off-site fabrication. Moreover, time can be saved with the use of this method [Refer to Appendices 2].
S.N- It can be seen that there are industrial activities going on around the area. Moreover, there are also some residential areas surrounding the project (Yin et al. 2019). So, in order to keep the activities of the site that do not become the cause of trouble for the surrounding, it was decided that the off-site construction will be used here (Salari et al. 2022). It can also be seen that there is no fencing around the project. So, for ensuring the safety of people in that area this method of fabrication was decided (Wang et al. 2020). There was initial resistance from the people of the area regarding this construction. So, it was decided not to harm the emotions of the community.

S.N-
Figure 4: Risks on the site
Risk | Impact | Mitigation |
Resistance of the community outside | Delay in the project and chances of closing the project. | Talking to the locals to discuss the benefits of the center |
Risk of getting harmed by construction activity | Heavy injury and in severe cases fatality of people. | Taking risk management measures along with off-site fabrication |
Establish the center beside the industrial area | The health of the people of the center is affected by the effluents of the industrial estate | Creating a separation between the center and the industrial area. |
On Each Order!
Figure 5: Risk mitigation strategies
S.N- The resistance of the local people can be tackled by discussing with them and informing the benefits of this center in the future (Mossman & Sarhan, 2021). Moreover, measures to manage the risks can be taken to ensure the safety of the people of that area (Jung & Yu, 2022). Establishments should be made on the site that reduces the influence of the industry on the center [Refer to Appendices 4].
Figure 6: Off-site fabrication processes
S.N- The first process of this is to select the items or the structural items that are needed to be fabricated. After doing this, the next process is the fabrication of the items (Jang et al. 2022). After the completion of this, the fabricated items are transferred to the site for erection [Refer to Appendices 5].
Slide 10: Conclusion
S.N- From this project, it was seen that with the use of this process of fabrication, the activity of construction becomes fast. So, when the fabrication is going on at some other place at that time other activities can be performed on the site. As a result of this, it takes less time the complete the project. Moreover, it can be seen that there are many risks that are associated with the fabrication activities. All of these risks can be avoided by the adoption of off-site fabrication.
